Resolving a property dispute — especially in the middle of a divorce or estate matter — requires more than legal authority. It requires people who understand real estate, the law, and the human dynamics that got you here in the first place.
Our team brings deep, focused expertise in real estate receivership, brokerage, and family transition matters. We take the time to understand the full picture before we act — and when it’s time to act, we move with clarity and purpose.

Our Approach
We take command with fairness. Our authority as receivers is absolute, but never arbitrary. Every decision is grounded in experience, guided by integrity, and made visible to all parties. We believe that when people can see exactly what’s happening and why, trust follows — even in situations where agreement doesn’t.
We recognize that behind every case are people navigating one of the hardest chapters of their lives. We treat all parties with dignity and respect — even when we’re making decisions they didn’t choose. Firmness and compassion aren’t opposites. They’re both required.

Who We Serve
Whether the situation calls for receivership because of conflict or convenience, we provide the same proven process and professional care.

Attorneys, mediators, and collaborative law professionals seeking resolution for clients in conflict or transition.

Divorcing couples who can’t find agreement over real estate or simply need a convenient, all-inclusive, expert-managed path to closing.

Families managing estate transitions where disagreement, distance, or lack of bandwidth has stalled progress.
Common Questions about Receivers (FAQs)
What qualifies you to serve as an estate or divorce receiver?
Our principal, Stuart Heath, has managed more than 100 receiverships with over $1 billion in assets at stake. He's a licensed real estate broker with more than 30 years of experience, a business and real estate attorney, a former Judge Pro-Tem in King County Superior Court, and a Chapter 11 Federal Bankruptcy Trustee. Our team combines receivership authority with hands-on real estate brokerage — a combination that's rare in this space.
How many receiverships have you handled?
More than 100, involving assets ranging from single-family homes to multi-family complexes to large commercial portfolios. We've listed or sold more than 800 properties. The situations vary, but the framework is proven.
Do you work with our existing attorneys and mediators?
Absolutely. We work alongside divorce attorneys, collaborative law attorneys, mediators, and probate attorneys regularly. A receiver doesn't replace legal counsel — we handle the real estate transaction so attorneys can focus on the broader case. Many of our engagements begin as referrals from attorneys who recognize that property gridlock is slowing their client's resolution.
Who does the receiver actually represent?
Neither party. The receiver represents the process. We are a neutral third party accountable to the court, not to either side of the dispute. This neutrality is precisely what makes receivership work — both parties can trust the process because no one has a thumb on the scale.
What areas of Washington do you serve?
We serve King, Pierce, Skagit, Snohomish, and Island counties — the courts and markets we know best. Our deep familiarity with local market conditions, court procedures, and professional networks in these areas is a significant part of the value we bring.
You Don’t Need Another Struggle. You Need a Way Forward.
If real estate is the thing standing between you and moving on with your life, let’s talk. No pressure, no obligation — just a clear-eyed conversation about your options.
